These Design Guidelines have been prepared for homes within Songbird because EDQ understands the importance of innovation, well-designed built form, quality streetscapes and energy efficient homes that have been designed for modern urban living. All homes at Songbird must comply with the Design Guidelines.



Steps to buying at Songbird Oxley


Step 1

Register your details with the sales agent

Complete your details on the enquiry form. Ray White Sherwood will be in contact to share more information on available home sites in the current release.


Step 2

Determine which home site best suits your requirements

The agents of Ray White Sherwood will be happy to refer you to specialist builders to start designing your new Songbird home.


Step 3

Secure your preferred home site

Secure your preferred home site by completing an Expression of Interest form and paying your land deposit to HopgoodGanim Lawyers Trust Account, the Deposit Holder under the contract of sale.


Step 4

Contract of sale execution

You can now progress to execution of a contract of sale for the purchase of your preferred home site from EDQ. The contract will comprise the REIQ Contract for Houses and Residential Land and Special Conditions. Note, you will sign a separate contract with your preferred builder for the construction of your home.

  • The contract will be prepared by MEDQ’s legal representatives and issued to you via the DocuSign platform (a secure electronic signing platform using two-factor authentication to protect your data). The contract can be downloaded from the DocuSign platform in PDF format to enable review by your legal representative before you sign the contract.
  • Buyers are encouraged to have their own legal representative review the contract of sale prior to entering a formal arrangement. Following execution of the contract of sale by the buyers, EDQ will execute the contract via the DocuSign platform. Once EDQ has signed the contract, DocuSign will automatically email all parties a copy of the contract signed by all parties, at which time, a binding contract is formed.
  • The buyers are responsible for submitting their house design for approval for their nominated lot. House designs must comply with the Oxley Stage 1 Plan of Development and Oxley Songbird Design Guidelines Stage 1. Buyers must receive design guideline approval prior to commencing construction. Step 5

Construction updates and settlement to commence design and build

Ray White Sherwood will share Stage 1 Construction updates during site preparation to all future residents. Updates will give an indication of timing for settlement of your home site.

When Stage 1 construction is nearing completion, the Seller’s legal representatives will advise the buyer’s legal representative once the subdivision plan has registered with the Land Titles Office. Settlement of home sites will then occur following registration of the plan, at which stage your home site will have its own freehold title issued by the Department of Natural Resources, Mines and Energy.

Following settlement of the contract and providing you have met MEDQ covenant and necessary council approvals, your nominated builder is authorised to begin construction of your new Songbird home.
